For more than three decades, a lot has sat vacant along Ind. 931 right next to the Pizza Hut; a forgotten plot of land along a busy retail corridor. If everything goes according to plan, a new development will revive the long-dormant property.
Fortune Companies Inc. petitioned the Kokomo Board of Zoning Appeals on Sept. 6 for a variance that would allow the new investment to take place. The variance would allow the construction of buildings that would cover 78 percent of the lot at 714 S. Reed Road, also known as Ind. 931. The city’s comprehensive plan only allows structures to encompass 75 percent of a given lot.
Fortune president Scott Pitcher addressed the board, explaining that the extra coverage would allow for installation of drive-thru lanes for the structures. As for what businesses would be housed in the buildings, he explained that the developer, Swiss Co. of Indianapolis, doesn’t yet have tenants lined up. The development would be built “on spec” in the hopes of attracting businesses.
